This is a targeted program with a specific appetite. Not every student housing operation qualifies. The program is designed for owners and managers who take a hands-on approach to maintenance, tenant screening, and property condition.

Target Classes
Conifer’s Student Housing program has a narrow, defined appetite. This is intentional. The program is built for a specific type of operation, and the underwriting reflects that focus.
Ineligible Risks
The following risks are not eligible for the Student Housing program:
- University-Owned Housing
- Fraternity or Sorority Housing
- Historical Buildings
- Apartments with High Non-Student Occupancy
- Locations with Outdated Building Systems
Who This Program Is For
Off-campus, multi-tenant college student housing owned and operated by experienced property management groups. The ideal risk has three characteristics:
- Dedicated Maintenance Team. The property has on-site or responsive maintenance staff who handle repairs, unit turns, and building upkeep on a consistent schedule. Deferred maintenance is the leading driver of claims in student housing, and properties without a dedicated team carry a fundamentally different risk profile.
- Experienced Property Management. The owner or management company has a track record of operating student housing. They understand the tenant demographic, lease cycle, move-in/move-out damage patterns, and the operational demands that come with housing college students. First-time operators or owners entering the student housing market for the first time are not the target.
- Well-Maintained Properties. Building systems (electrical, plumbing, HVAC, roofing) are current and properly maintained. The property meets local code requirements and does not rely on outdated infrastructure. Properties with deferred capital improvements or aging systems that create loss frequency are not a fit.
Pre-Qualification Checklist
Before submitting, agents should confirm the following:
- The property is privately owned off-campus student housing (not university-owned)
- The property is multi-tenant
- The majority of tenants are college students
- A dedicated maintenance team is in place
- The owner or management company has experience operating student housing
- Building systems are current and well-maintained
- The property is not a historical building
- The property is not a fraternity or sorority house
